Bridging finance

A bridging loan is short-term finance secured on property, used when timing matters more than long-term cost: buying before a sale completes, meeting an auction deadline, or funding works before a property can be refinanced. What lenders care about most is the exit, so Atlas checks it before your deal goes anywhere.

Atlas is not a lender. We arrange unregulated, commercial finance and introduce your deal to lenders on our panel. Any offer comes from the lender, on their terms.

What you'll need to send

You don't need everything on day one. Start with what you have; Atlas tells you what's missing as the deal is underwritten.

How Atlas handles it

  1. Describe the deal. In your own words, online or on WhatsApp. Rough figures are fine.
  2. We underwrite it. Atlas checks the figures, asks the questions lenders will ask, and builds a complete pack.
  3. We match it. Your deal goes to the lenders on our panel whose criteria it fits, not to everyone.
  4. You compare terms. Lenders respond on the platform, and we help you through to completion.

Common questions

How long is a bridging loan?

Terms are commonly from a few months up to around two years, set by how long the exit needs. Atlas looks for an exit that fits comfortably inside the term.

Does Atlas arrange regulated bridging?

No. Atlas arranges unregulated, commercial bridging only, for example loans to companies or against investment and commercial property. If your enquiry is regulated we will offer to refer you to a regulated partner.

How quickly can a bridge complete?

Speed depends on valuation and legal work. A complete, underwritten pack removes the back-and-forth that usually slows the start.
