Refurbishment finance
Refurbishment finance funds the purchase of a property and the works to improve it, repaid by sale or refinance once the work is done. Light refurbishment covers cosmetic and non-structural work; heavy refurbishment covers structural work, extensions and changes of use, and is priced and assessed differently.
What it's used for
- Buying and refurbishing residential or commercial property
- Conversions, for example office to residential
- Value-add work before a refinance or sale
- Auction purchases needing works
- HMO and multi-unit conversions
What lenders look at
- Purchase price, works budget and end value
- Loan to value, typically up to 70% to 75% of purchase, with some lenders funding works in stages
- Planning and building-regulation position
- Your experience with similar projects
- The exit: sale or refinance, and how realistic it is
What you'll need to send
You don't need everything on day one. Start with what you have; Atlas tells you what's missing as the deal is prepared.
- Property address and purchase details
- Schedule of works and contractor quotes
- Planning permission, if needed
- Comparable evidence for the end value
- Your track record
How Atlas handles it
- Describe the deal. In your own words, online or on WhatsApp. Rough figures are fine.
- We underwrite it. Atlas checks the figures, asks the questions lenders will ask, and builds a complete pack.
- We match it. Your deal goes to the lenders on our panel whose criteria it fits, not to everyone.
- You compare terms. Lenders respond on the platform, and we help you through to completion.

Start a dealCommon questions
What is the difference between light and heavy refurbishment?
Light work is cosmetic and non-structural. Heavy work involves structural change, extensions or change of use, and usually needs more lender scrutiny and monitoring.
Are works funded up front?
Usually in stages as work is completed and checked by a monitoring surveyor, though some lenders release part up front.
Can I refinance once the work is finished?
Yes. Many borrowers move onto a commercial or buy-to-let mortgage once the improved property is let.
