Hotel and hospitality finance
Hotels and hospitality assets are lent against both the property and the business inside it. Lenders look closely at trading, the operator and the plan, so a well-prepared case makes a large difference to the terms you are offered. Atlas builds that case and takes it to lenders with a genuine appetite for hospitality.
What it's used for
- Acquiring a trading hotel, apart-hotel or serviced apartments
- Refinancing existing hotel debt
- Refurbishment, rebranding and repositioning
- Ground-up hotel development and conversions
- Restaurants, bars, holiday parks and leisure venues
What lenders look at
- Trading history: occupancy, average daily rate, RevPAR and EBITDA
- The operator, brand or management agreement
- Loan to value, typically 55% to 70% of the value as a trading business
- The capital expenditure plan and how it lifts trading
- Location, seasonality and competing supply
What you'll need to send
You don't need everything on day one. Start with what you have; Atlas tells you what's missing as the deal is prepared.
- Three years of trading accounts and current-year management accounts
- STR or occupancy and rate data, if you have it
- Business plan and any refurbishment budget
- Operator or franchise agreements
- Valuation, if one has been done recently
How Atlas handles it
- Describe the deal. In your own words, online or on WhatsApp. Rough figures are fine.
- We underwrite it. Atlas checks the figures, asks the questions lenders will ask, and builds a complete pack.
- We match it. Your deal goes to the lenders on our panel whose criteria it fits, not to everyone.
- You compare terms. Lenders respond on the platform, and we help you through to completion.

Start a dealCommon questions
Do you fund hotels outside the UK?
Yes. Atlas works with lenders active across the UK and Europe, including Portugal and Spain, and will tell you early if a location is outside lender appetite.
Can a hotel being repositioned get funding?
Yes, typically on a bridging or development basis first, then refinanced onto longer-term debt once trading has stabilised.
What about equity for a hotel project?
Where a scheme needs equity as well as debt, see our equity and co-investment page. Equity introductions are for professional investors only.
