Commercial mortgages and investment loans
A commercial mortgage is a longer-term loan secured on property that earns rent or houses your own business. Lenders range from high-street banks to specialist and private lenders, and their appetite varies sharply by property type, tenant strength and location, so Atlas matches on those details before your deal is presented.
What it's used for
- Buying an investment property or portfolio
- Refinancing bridging or development exit debt onto a term loan
- Owner-occupied premises for a trading business
- Releasing equity from existing commercial property
- Semi-commercial and mixed-use buildings
What lenders look at
- Rental income, lease terms and tenant covenant
- Interest cover, typically 125% to 200% of the interest cost
- Loan to value, typically 55% to 75% depending on asset and lender
- Condition, location and how easily the property would re-let or sell
- Your experience as a landlord or operator
What you'll need to send
You don't need everything on day one. Start with what you have; Atlas tells you what's missing as the deal is prepared.
- Property address and purchase price or current valuation
- Tenancy schedule and copies of leases
- Rent roll and service charge position
- Details of any existing borrowing
- Ownership structure and company details
How Atlas handles it
- Describe the deal. In your own words, online or on WhatsApp. Rough figures are fine.
- We underwrite it. Atlas checks the figures, asks the questions lenders will ask, and builds a complete pack.
- We match it. Your deal goes to the lenders on our panel whose criteria it fits, not to everyone.
- You compare terms. Lenders respond on the platform, and we help you through to completion.

Start a dealCommon questions
How long can the term be?
Terms typically run from three to twenty-five years, with interest-only, part-repayment or full repayment options depending on the lender and the income.
Can you fund owner-occupied premises?
Yes. Lenders then look at your business's trading accounts as well as the property, because your business pays the loan.
Is this regulated?
Commercial mortgages to companies are generally unregulated. If a loan is secured on a home you or your family live in, it may be regulated; if so, we will offer to refer you to a regulated partner.
